| It felt like 2011 was going to be a great Real Estate year, and it was! But 2012 is really starting out strong. The buyers are out there, my listings are selling, my short sales are going through and life is good! Houses are selling quickly - IF they are priced right. If you are thinking of selling, now is the time to get your home on the market. Inventory is low. I have seen many homes having an accepted offer within a week or two, some in a day or two. I like this market! If you are a buyer there are BARGAINS to be had. And now is the time to buy before interest rates go up. If you are needing to explore your option of possibly doing a short sale, please let me know. Some owners are being paid money to do short sales. There are important decisions you will need to make, I will be happy to walk that path with you. Sometimes letting go of your beloved home can end up being the best solution, especially if you have been using your savings up to try to keep your home, or living with the stress of barely making it. Some people are able to do loan modifications and stay in their home with a reasonable payment (but you shouldn't have to PAY someone to help you with that). My friends that have lost their homes to foreclosure have moved on and they seem to be much lighter now, now that the stress of struggling to make outrageous house payments is over. If you are a renter you may find that a house payment can be less expensive than rent, and in El Dorado County you can check in to the USDA loan - zero down (with FHA you will still need 3.5% down). I had one buyer who is paying $825 a month for his new home, and he put no money down with the seller paying his closing costs. Now is definitely a great time to buy! If you would like, you can even set yourself up for a search of REO (Bank Owned) properties. Many people don't think the bank owned homes are on the MLS but they are, they may be harder to figure out which are bank owned, sometimes they will say corporate owned.
