The warmer weather is bringing more listings on the market, but there are still not enough homes for our influx of buyers. We do have many sellers moving out of the area, but we also have residents that love this county, they just don't love their current home. We still have the Bay Area buyers coming up here. And we will probably see more of them trying to take advantage of Proposition 90 - and bringing their tax base with them, but time is running out. It expires in November! Interest rates are still creeping up, the economy is good and the good news - for buyers - there are more houses being listed daily. If you are a Seller, get your home on the market soon as, judging from the amount of new listings I have coming up, there is going to be a lot more inventory soon.
I am hoping the trend of having a lot of houses falling out of escrow does not continue, but if you are a Buyer - WRITE A BACKUP OFFER if the house you love is already in escrow. You may still be able to buy it. If you are a Seller - TAKE A BACKUP OFFER. My most recent Seller was able to easily move their backup offer into first place when the first buyer was unable to move forward. Our El Dorado County inventory is ;lower than last year, 566 houses on the market, with last April being 598. But the pending sales and the solds are higher -247 pending last year, 275 pending this year, with solds being 230 last April and 259 this April. May and June is when we usually see a lot more listings, so if you are thinking of selling - NOW is the time to get your home listed, before everyone else does!
I am happy to be in my 16th year of selling Real Estate, 30th year of living in El Dorado County and 35th year of being married. 2017 was great.
